During our pre-construction meeting I asked for a critical path schedule. Our PM said he can't print them out of their system, but he would email me something. We currently don't know our time line except that they said they would be finished in the middle of October and we'd start this week.
For other Ryan Home buyers, here is our actual time table to help you estimate yours.
7/2/15 - Pre Construction Meeting
7/10/15 - Two pallets of silt socks plus the window well was placed on the lot
7/13/15 - DAY 1 The pallets were opened and the silt socks were placed on the lot to catch soil run off
7/14/15 - DAY 2 A excavator back hoe was placed on the lot. We had a big rain the night before but the day was dry. No other work done and big rain in the evening again. Our current home finally hits the market and my anxiety levels spike.
7/17/15 - DAY 5 A large hole was dug out and soil piled all around the hole. There was no forms for a footer. This was also a Friday and we expected an email from our project manager but we never received any update or short term time table.
7/21/15 - Day 9 The footer was formed, poured, and ready for a foundation wall.
7/23/15 - Day 11 Email from the project manager that the forms were installed
7/24/15 - Day 12 ???? Concrete foundation poured
7/25/15 - Day 13 Foundation walls poured, cured, and still in forms.
7/28/15 - Day 16 Forms were removed from the foundation, and the waterproofing was completed. Partial drains installed.
7/29/15 - Day 17 Emailed PM and started to express concerns over our foundation walls not matching the plans and not matching other Landon owners homes.
8/1/15 - Day 20 Wood was delivered to the house most likely on Friday. Drain pipes installed and ran to curb. Waiting for basement floor concrete pour.
8/4/15 - Day 23 The trench for the sewer and storm drain was filled in. Nothing new
8/6/15 - Day 25 The basement floor and garage floor had Concrete poured and smoothed.
8/7/15 - Day 26 First Offer on the current home
8/10/15 - Day 29 Stopped past and nothing new since Friday's visit
8/12/15 - Day 31 Site visit and noted nothing new since last visit on Monday
8/13/15 - Day 32 Reached out to Ryan Homes as framing didn't start when scheduled and learned things got delayed.
8/16/15 - Day 35 Site visit and noted has been done since August 6th, roughly 10 days with no work
8/17/15 Day 36 Still no framing done, but the PM said Wednesday
8/19/15 Day 38 Email from PM that the framers who were supposed to start today did not start.
8/20/15 Day 39 Framing started, small but its a start
8/22/15 Day 41 Some of the three walls were put up on the first floor
8/24/15 Day 43 Finished the first floor external and internal walls
8/25/15 Day 44 They installed the 2nd floor joists and the stairs to the 2nd floor
8/26/15 Day 45 They installed the 2nd floor walls
8/27/15 Day 46 They installed the trusses and covered half of the roof with plywood
8/28/15 Day 47 They installed the front porch roof, trusses over the garage and finishing plywood for the roof.
9/1/15 Day 51 Windows and exterior doors installed, framing touched up
9/2/15 Day 52 They had half the roof on and the HVAC was installed
9/3/15 Day 53 PM reviewed the framers work, prepped house for electrical & plumbing
9/4/15 Day 54 Guardian marked spots and plumbing started
